P&Z Approves Final Plat for Lunchable Landing, Phase 3

The Dongvile Planning & Zoning Commission voted 7–0 on Monday, September 21, 2026, to approve plat PL-2026-04, the final plat for Lunchable Landing, Phase 3.
Phase 3 creates 34 single-family lots on 9.6 acres at the east end of Lunchable Landing (PD-3). It extends Cracker Stack Ln by 620 feet and adds lots along Tiny Cookie Ct. With Phase 3, Lunchable Landing will be built out as the planned development was approved in 2014.

The plat was filed complete on Friday, August 28. Under Texas Local Government Code §212.009, the Commission must act on a complete plat within 30 days of filing.
Conditions of approval
The Commission approved the plat with three conditions:
- Water, sewer, street and drainage improvements must be accepted by the City, or fiscal security posted for them, before the plat is recorded.
- Five-foot sidewalks are required on both sides of the Cracker Stack Ln extension.
- The drainage reserve must be labeled “Lot 35X, Block C, Drainage Reserve” on the recorded plat. The label “Cracker Lake,” as shown on the developer’s submittal, is not approved.
What happens next
Once the conditions are met, the City will record the plat with the Brisket County Clerk. Building permits for Phase 3 lots can be issued after recording. The new lots will appear on the City’s interactive map after the plat is recorded.
“Phase 3 finishes Lunchable Landing the way it was planned 12 years ago,” said Planning & Development Director Lupe Espinoza, AICP. “The lots meet the PD standards, the drainage works, and the pond has an appropriate name.”
