City Council Adopts Updated Official Zoning Map (Ordinance No. 2026-069)

The Dongvile City Council voted 7–0 on Tuesday, October 6, 2026, to adopt Ordinance No. 2026-069, which replaces the City’s Official Zoning Map in full. It is the first complete update of the map since 1998.
The new map does not rezone anyone’s property. It puts 28 years of approved zoning changes on a single official map and corrects errors staff found while checking every parcel against the record.
What changed
- One map instead of many. Since 1998, each zoning change was adopted by its own ordinance and drawn onto the paper map by hand. Ordinance No. 2026-069 brings 64 zoning cases, 31 specific use permits and all seven planned developments, PD-1 through PD-7, into one document.
- 212 mapping corrections. Most were district lines that followed an old fence instead of the property line. The largest correction returns 0.6 acres of the Dongvile Cemetery from C-1 to P, where it was always meant to be.
- Fourteen districts, clearly labeled. Every parcel inside the city limits now shows one of the City’s 14 zoning districts: AG, R-1, R-2, MF, MH, PD, CBD, C-1, C-2, HC, I-1, I-2, P and PK.
- New colors. The districts use an updated color scheme that is easier to read on a screen. Single-family residential (R-1) is now shown in yellow.
Map colors are for display only. A change in color is not a change in zoning, and a parcel shown in yellow is not yellow.
Look up your property
The full map is online at gis.dongvile.us. To find your zoning:
- Open the interactive map.
- Type your street address, or your parcel ID (the letter R followed by six digits, printed on your appraisal notice), into the search box.
- Select your parcel. The panel shows its zoning district, planned development, FEMA floodplain status and any specific use permit or variance on file.
The interactive map is a convenience copy. If it ever disagrees with the signed Official Zoning Map on file with the City Secretary, the signed map controls. Printed copies (36 by 48 inches) are available at City Hall for $12.00.
How it was adopted
Notice of both public hearings was published in The Dongvile Gazette on Thursday, September 3, 2026, as required by Texas Local Government Code §211.006, and a letter went to the owner of each of the 212 corrected parcels. The Planning & Zoning Commission held its public hearing on Monday, September 21, and recommended approval 7–0. Council held its public hearing on October 6. Three residents spoke. Questions about map colors were referred to the Planning & Development Department.
The ordinance takes effect when its caption is published in The Dongvile Gazette, scheduled for Thursday, October 15, 2026.
“For 28 years, the answer to ‘What’s my zoning?’ was ‘Come to City Hall and we’ll unroll it,’” said Lupe Espinoza, AICP, Planning & Development Director. “Now you can look it up from your kitchen table. If the map shows something you don’t expect, call us. That’s what the 212 corrections were for.”
